All PPB homeowners were recently mailed a ballot asking them to amend the CC&R's so that the H.O.A. and the management company will have a lot more power over the homeowner. I am opening up this forum to discuss this power shift in the hope that homeowners have a deeper understanding before they vote.

DeleteWell for starters, we've been working off these CC&R's for over 40 years. Now the H.O.A. wants to transfer power from the homeowner to them without adequately explaining why the change is needed. Once this move is done, it's done. It would take a lot of political effort to undo that change. Am I the only one out here raising this question?
DeleteWhat concerns me is that I am under the impression that this all began over a year ago after it was discovered that on Caminito Septimo the bluff foundation is beginning to sink affecting 4 units and to have it stabilized an estimate given by a company to HOA was $50,000. The foundation is apparently sinking due to water level changes in the ground. To be honest I really do not understand why this issue has not been raised with the company who built the homes that are now where the flower nursery was. It went from having a small amount of water from the nursery to watering big lawns, that is going to be a huge factor for a change in water levels in the ground. If anything HOA needs to go after the developer or the owners of the 4 units should go after the developer for the repair coasts.
DeleteWith that being said I do not know why HOA is now attempting to tie in slab ownership and it makes me think this has to do with HOA making a profit. Has anyone been giving a price for how much HOA fees are going to go up if this passes? The fees will be raised, how could they not! Has HOA even done homework on just how many units in Park Place have already replaced old water pipes? Stuff like that is what I want answers to before people start voting on this but I haven’t gotten any answers from HOA so if anyone as info on that I would love to know.

DeleteWhile Park Place Bluffs is your home, it is an industrial park and employment center for vendors and contractors and it would therefore behoove us to curb their appetite for our H.O.A. fees. Regarding this new termite policy proposal, I heard that the H.O.A.’s unstated plan is to put all buildings on a rotating termite tenting list every eight years. In addition to the added significant expense, that’s a lot of toxic termite poison that we would always be breathing in regardless if it was your unit or your neighbors being tented. What contractor wouldn’t want that gig? An alternative policy is to do spot treatment and wood repair in a timely manner. Also, for the management company to be more responsive to roof and water leaks as water is necessary for termite survival. Subterranean termites can be treated without tenting.
ReplyDeleteTransferring the financial costs of slab repair from the homeowner to the H.O.A. Is a very big deal. If this passes, brace yourself for huge assessments. Think this one through before voting for it.
ReplyDeleteHere is an amendment or bylaw that I would like to see added to the CC&R's:
ReplyDeleteIn addition to voting on two Board members in November, homeowners would be asked to either keep the property management company for another year or direct the Board to hire a new company.
This amendment would encourage property management companies to see us as customers of their product instead of occupants in buildings that need an overlord.
I like the idea of voting on property mgmt companies. Keeps em (somewhat) honest

DeleteWell, did everyone remember close their windows and doors today (Thursday 6/14) while some guy in a moon suit sprays toxic poison to kill off the bugs? You were notified to do that by mail several weeks ago. It might be best to keep your pets indoors today and tomorrow and expect to see fewer birds and lizards around the neighborhood. We are told in a condescending way by the management company how necessary this toxic treatment is. They just can't wait to the authority to termite tent our homes.
